In my years of selling houses, it’s been proven over and over that if a house is immaculate and if there is nothing to repair, the buyer will be reticent to offer less than your asking price.
Conversely, if there are a lot of little things that need repair, the buyer will use those items to justify offering you less money.
The condition of the property not only determines whether a buyer will buy.
The condition absolutely determines the price they will pay.
Leave nothing for the buyer to discount. Completed repairs equals a good return on your investment.
As I said, in my twenty plus years of experience if a property is in perfect condition, the buyers are embarrassed to offer below the asking price.
By following this repair procedure you stop the buyer’s discount clock from ticking. The buyer will add up the benefits of buying your perfect property.
Buyers don’t want to make repairs; they don’t want to spend money on leaky faucets and torn screens. They would rather buy new furniture.
Let the buyer see value everywhere. Make them want to buy your property. It Is Simple:

Buyer Loan Information
Help your buyer.
Many lenders will prepare loan information flyers for you to hand out to buyers. They will include several different financing options.
Interview at least two lenders. Ask about alternative methods of financing.
Find out which loan person you’re most comfortable with then ask them to prepare flyers for your property.
In turn, you will give the buyer their information along with your property flyer.
You may discover financial alternatives for yourself when you interview lenders.

How do you remove Black mold and mildew fom a Dishwasher? I read somehwere there is a home mixture you can make and then run it through to clean it.

DO NOT PUT BLEACH IN YOUR DISWASHER!!! It can damage the heating probes that dry your dishes. Get a dishwasher cleaner at your grocery store, it can be found where the dishwasher detergents are. Also you can use the dishwasher tabs or detergent that has the bleach with it, this is safe and that will prevent the mold and mildew from building. Do you let your dishes airdry or do you use the heated dry. You may want to start using the heated dry because that will help eliminate the moisture in the dishwasher. Worse comes to worse if none of that workes, your will have to use a mold and mildew cleaner on the inside of your diswasher and then let it set. Just remember to cover the heating probe before spraying. Then run your dishwasher empty. That should help. It is not normal to have mold and mildew in your dishwasher so you need to figure out why this is happening to eliminate the problem. Good Luck

to be taken in consideration any bid should be given in writting on a letterhead from the contractor and sign, it should be as specific as possible on the type of material to be used and the extend of the scope of work..that ’s if you want to avoid any surprises in the future..
Now the prices I don’t know what to say…..depends on the kind of material he’ll be using witch takes us back to a more specific price proposal.

Since the carpeting became extremely wet it will be impossible to remove the spores from the old carpet. The tack strips under the carpeting will need to be removed. This is very common with basement mildew mold, it is important remove the old carpeting and the moldy tack strips. The wooden tack strips can carry quite a bit of mildew and mold. If you have some amount of mold in the basement and on carpeting and are tired of cleaning it continuously spray it down with a organic mold cleaning.

Removing mold can be a cumbersome project, just remember to use a mold blocker and mold killer solution. Most of every day cleaners will clean some molds, but not promote future growth. If a mold problem becomes a bigger issue it may be to late to spray it down with an all natural cleaner for mold, you need to look into hiring a certified mold inspector. The inspection company gets things moving and creates protocols for mold remediation and decontamination company.
